Understanding Property value disputes can be complex. Here are answers to some of the most frequently asked questions to help guide you through the process.
How does the appraisal district value my property?
The Appraisal District collects detailed descriptions of each taxable property within its jurisdiction. It then classifies properties according to a variety of factors such as size, use, and construction type. Using comparable sales, income, and/or cost data, an appraiser determines what they think the property is worth.
What evidence is needed to support my dispute?
Evidence may include recent repair estimates, photographs, and any supporting documentation that justifies a reduced property valuation. How long does the dispute process take?
The duration of the dispute process can vary, but it generally takes several weeks to a few months, depending on the complexity of the case and the schedule of the appraisal review board. Most hearings take place between May and August
Can anything further be done if I am not happy with the results of my hearing?
Arbitration and Litigation are options to further pursue a reduction after the appraisal review board makes a value decision. Once a hearing is complete, it is reviewed to determine if a lawsuit will be beneficial for the property owner. This is typically the case if the property is still over valued by at least$100,000.Â
Important Property Tax Dates
Taxable values and qualification for certain exemptions are determined for the tax year
Last day to pay taxes from the prior year before they become delinquent if a bill was mailed on or before Jan. 10 of the current year
Last day to file renditions and property reports on most property types. Chief appraiser must extend deadline to May 15 upon written requestÂ
Last day for property owners to file most exemption applications or reports
Last day (or as soon as practicable thereafter) for chief appraiser to mail notices of appraised value for properties other than single-family residence homesteads
- Last day to file protests with ARB (or by 30th day after notice of appraised value is delivered, whichever is later)
Date ARB must approve appraisal records for appraisal districts in counties with populations of 1 million or more where the board of directors has postponed the deadline from July 20
Date tax assessor mails tax bills for the year (or soon after as practical)
